5 Cost Effective Ways To Improve Your Home Value

You’ve likely heard a hundred times before about the best ways to improve the value of your home and there are many ways to achieve this. But for those new to home buying and selling, let’s take a quick look at 5 of the best ways to improve your home value – not in any particular order since they’re ALL important!

Improve your home value

  1. CURB APPEAL. First impressions are critical, so the buyer’s first look at your property can make or break their interest in buying your home. Make a list of ways to enhance the appearance from the street and tackle the ones you can reasonably afford and achieve. Accentuate walkways with flowers, keep it clean and tidy, and don’t forget about the side and rear views as buyers will often go outside to see what the backyard is like.
  1. MINI-REMODEL THE KITCHEN. A new coat of paint goes a long way, as does a new backsplash. If you can afford to, stainless appliances are a great addition and if there’s room, a rolling island adds valuable counter and storage space. Other simple ideas include a hanging pot rack or wine holder.
  1. New faucets can take a bathroom from the 1970’s to today without breaking the bank. New tile or a tub surround in the shower are a great update and if possible, under mount sinks and granite or marble counters are a definite plus. Above all else, make sure your bathroom is kept clean and tidy at all times.
  1. GO GREEN AND CUT ENERGY COSTS. LED lighting, low flow toilets and shower heads use less energy and reduce water costs. Check with your municipality to see if they are offering any rebates for switching and you may even be able to offset some of the cost of the new fixtures. Buying a rain barrel to collect rain water for use in your yard during water restrictions, or any time, can also reduce your water consumption costs.
  1. Removing unnecessary furniture, trinkets and junk makes rooms feel larger than they are. Add a large mirror to a small room and let in as much light as possible. The less stuff you have on display, the more a buyer will see the home. Put away most of your family pictures or portraits so the buyer can see the potential for their home, rather than yours.
